GAF Roof Inspection in Fresno: What to Know First
An independent GAF roof inspection in Fresno typically runs $150 to $350, and most inspections are completed within 60 to 90 minutes. The price depends on roof size, slope, and how many layers we have to work through. We are an independent GAF service provider, not a GAF-authorized contractor, which means we inspect without being obligated to sell you anything. If you own a GAF roof in Fresno and need to know exactly what condition it’s in, call (559) 785-2160 for a free estimate.
How GAF Products Fail – and How We Fix Them
GAF makes several shingle lines, and each one has its own behavior in Fresno’s heat. Here’s what we actually find when we get on a roof.
- Timberline HD and HDZ granule loss. The heavier laminate construction handles wind well, but after eight to ten Central Valley summers, the asphalt starts cooking and granules release. You’ll see bare patches that look shiny from below. We fix this at the inspection stage by photographing the loss and documenting it for a warranty file, then spot-replacing the worst sections before decking exposure happens.
- Timberline shingles cracking along the nail line in older installs. When a previous crew overdrives nails through the shingle, the material around the fastener fails over time. In Fresno, the expansion and contraction from 105-degree days to 40-degree winter nights accelerates this. We look for vertical cracks spaced every six to eight inches. Fix is a targeted shingle replacement with nails set to the correct depth, not just sealed over.
- Royal Sovereign sagging on low-slope sections. The Royal Sovereign is a basic three-tab line, and on Fresno homes with 2:12 or 3:12 pitches, water moves slower and heat sits longer. That combination softens the shingle and causes it to sag between rafters. We flag it during inspection and recommend either reinforcing the underlayment or stepping up to an architectural line if replacement makes more financial sense.
- GAF ridge cap failing before the field shingles. Ridge caps take wind from both sides and sun from directly overhead. On GAF roofs around Fresno, we routinely see ridge caps losing adhesive seal ten years in, even when the rest of the roof looks serviceable. The fix is straightforward: remove the old caps, check the ridge board for rot, and install new seal-down caps with a proper nail pattern.
- Weather Watch and Storm Guard underlayment breaches. GAF recommends their synthetic underlayments for the Central Valley’s temperature swings, but older Fresno homes often have felt or an economy underlayment underneath GAF shingles. When the underlayment fails, water gets to the decking and you won’t see it until the wood stains or the ceiling does. Our inspection includes lifting a few shingles along valleys and eaves to check what’s underneath. That’s the check most homeowners never get.

Our GAF Roof Inspection Process
Here’s what happens when you call us for a GAF roof inspection in Fresno.
- 1
We pick up the phone. A live person answers, writes down your address, and schedules a time that works. No automated prompts.
- 2
We do a full walkaround before we get on the roof. We look at the roofline from the street, check the eaves, and note any visible sag or unevenness. Then we document everything with photos before we touch anything.
- 3
We inspect the roof itself, section by section. We check shingle condition, nail depth, valleys, flashing at chimneys and walls, pipe boots, ridge caps, and drip edge. If we spot something that looks manufacturer-related, we photograph it specifically for a potential GAF warranty claim.
- 4
We check the attic or the space below the decking. Water stains, mold, and nail pops on the underside of the sheathing tell us things the roof surface won’t. Most GAF inspections from other companies skip this step. We don’t.
- 5
We go over findings with you, in plain English. You get a written list of what we found, what needs attention now, what can wait, and what the GAF warranty may or may not cover. You also get a written price for any recommended work, before anything starts.
- 6
We leave the roof the way we found it. No debris, no loose nails, no mess. If we moved anything, it goes back.

AfterWhat GAF Roof Inspection Costs in Fresno
Here’s what to expect for real numbers on GAF inspection work in Fresno.
- Visual inspection only: $150 to $250
- Full inspection with attic access and photo documentation: $250 to $350
- Inspection plus minor repairs (a few shingles, a pipe boot, small flashing fix): $350 to $600
- Inspection plus ridge cap replacement on a modest single-story home: $200 to $450, depending on linear footage
What moves the price: roof size, pitch, whether we need a ladder or boom access, and how many layers are up there. If you have a two-story Fresno home with a steep tile roof, your inspection costs more than a single-story ranch on flat ground. We put every price on paper before any work starts, and that number does not move at the door. Call (559) 785-2160 and we’ll give you an exact number for your roof.
Why Fresno Homeowners Call Brennan Roofing Co Fresno for GAF Work
We operate under what we call The Garrison Standard. That means a written price before any work starts, background-checked uniformed technicians on every visit, and a live person answering the phone around the clock. When we put a roof or a repair under warranty, it’s the 365-Day Done Right Promise: in writing, for one full year, and if anything fails we come back for free. We work on GAF roofs every month, but we also handle Owens Corning and CertainTeed, which means nobody here is going to steer you away from a good roof just because it wasn’t our brand day. Travis Oakley runs things, and he’s been working roofs in Fresno long enough to know which GAF lines hold up in Valley heat and which ones don’t.
FAQs
No, a third-party inspection does not void a GAF warranty. What can void it is improper installation or repairs done with non-compatible materials. We take photos and document everything so you have a record if you ever file a claim. Call (559) 785-2160 if you need us to document a roof before you talk to GAF.
We are not a GAF-authorized contractor, so we cannot file or process warranty claims on GAF’s behalf. What we do is inspect, document, and tell you honestly what the problem is and what caused it. You take that information to GAF or any authorized contractor you choose. We’ll also give you a written price to fix it ourselves if you’d rather skip the warranty process.
Sixty to ninety minutes is normal for a full inspection with attic access and photo documentation. Bigger or steeper roofs take longer. We schedule a specific time window and show up inside it.
No. Our job is to tell you what’s there and what it means. If it’s a few shingles and a ridge cap, we’ll say so and price it that way. We don’t recommend replacement unless the decking is compromised or the roof is beyond economical repair. Travis Oakley’s rule on this is simple: Tell me what you’re seeing and I’ll tell you what it actually means.
