GAF Flashing Replacement: The Fresno Owner’s Guide
GAF flashing replacement in Fresno typically runs $275 to $785 installed depending on location, material gauge, and how much surrounding roofing has to come apart to get the old flashing out correctly. We stock GAF-compatible flashing profiles on our trucks and can usually complete the replacement same-day once we’ve inspected the roof. Most homeowners discover failed flashing the hard way: a water stain on the ceiling below a chimney, a wall, or a valley, or granules washing into the gutter after a winter storm and showing up again after the first summer heat wave.
Flashing is the metal that lives where roof planes change direction: valleys, sidewalls, chimneys, skylights, pipe penetrations. It’s thin, it’s exposed, and in Fresno it takes a beating. A hundred and five degrees in July, a surprise downpour in January, and the expansion-contraction cycle works the metal until a seam opens or a nail backs out. GAF makes their flashing profiles specific to their shingle systems, which matters more than a lot of homeowners realize.
Tell me what you’re seeing and I’ll tell you what it actually means. That’s Travis Oakley’s standing rule on every call, and it applies here. If you’ve got a stain and you’re not sure whether it’s flashing or something else, call (559) 785-2160 and describe it. We’ll give you a straight read before we ever schedule a truck.
Which GAF Models This Applies To
GAF flashing works across most of the Timberline architectural shingle line, the Royal Sovereign 3-tab line, and the Grand Sequoia line with some sizing differences. The piece you need depends less on your shingle model and more on where the flashing sits: pipe boot flashing, step flashing against a wall, chimney flashing, or valley flashing. Each one is made to a different profile, and a GAF pipe boot isn’t interchangeable with a wall step flashing, even if both say GAF on the box.
The easiest way to identify what you have is to look for the GAF logo stamped or embossed on the metal itself. Pipe boots usually have it on the rubber collar. If the metal is too weathered to read, measure the flange width and the vertical rise. Most GAF residential flashing is 26-gauge galvanized steel, with step flashing pieces commonly 5 inches by 7 inches by 10 inches. That first number catches a lot of homeowners off guard: not all step flashing fits every wall transition, and if the roofline meets the wall at a shallow angle, you need a taller rise than the stock piece gives you.
We’re an independent service provider, not a GAF dealer. What that means for you is we can source OEM GAF flashing direct, or we can match with an aftermarket galvanized or aluminum profile if the original spec doesn’t make sense for your situation. Aluminum flashing holds up better around some Fresno chimney caps where acidic soot settles, and it costs marginally less than OEM in some widths. We’ll put the difference on paper so you can decide with the numbers in front of you.

Signs Your GAF Flashing Replacement Is Failing
- Water staining on ceilings below a chimney or wall junction. This is the classic. Flashing leaks rarely start in the middle of a roof plane; they start where the plane changes. If the stain lines up with a wall, a skylight, or the chimney chase, flashing is the first place we look.
- Granules collecting in a valley or along a wall line. When flashing lifts even a fraction of an inch, water gets under the shingle edge and scours the granule coating loose. The granules wash down and settle. It looks like the shingles are deteriorating, but the root cause is the flashing opening above them.
- Rusted or corroded metal visible at roof edges or stack collars. Fresno’s summer heat accelerates oxidation on older galvanized flashing, especially on south-facing slopes. Once the rust perforates, the leak is guaranteed, not hypothetical, and replacing early saves the decking underneath.
- Lifted, cupped, or wavy flashing against a vertical wall. The metal should sit flat against the wall and the shingle course should lay tight over it. If it’s curling up or the nails that held it have backed out, wind-driven rain will follow the opening. We see this a lot on north-facing walls in Fresno that never dry out fully during wet winters.
- Rubber boot cracking around plumbing vents. GAF pipe boots use a flexible rubber collar that UV light hardens over time. On a Fresno roof with full sun exposure, that collar can crack in as little as six to eight years, long before the shingles need replacing.

AfterReplacement Cost & What’s Included
For most GAF flashing replacement jobs in Fresno, plan on these line-item ranges:
- Pipe boot flashing replacement (one vent stack): $275 – $385 installed. Includes removing surrounding shingles, setting the new boot with proper sealant, and reinstalling the shingles with no exposed fasteners.
- Step flashing replacement along a wall (up to 20 linear feet): $350 – $650 installed. Replacing step flashing means pulling the first course of shingles at the wall line and sliding new pieces in correctly, each one overlapping the one below.
- Chimney flashing replacement (standard masonry chimney, one flue): $480 – $785 installed. Includes reglet-cut counterflashing, a new apron, and refastened step flashing around the full perimeter.
- Valley flashing replacement (up to 15 linear feet): $300 – $495 installed. Includes removal and re-lay of shingles in the valley and new underlayment beneath the metal.
The price range comes from two variables: the difficulty of getting the old flashing out without damaging the shingles around it, and the pitch of the roof. A steep second-story wall flashing costs more because it takes longer and requires more safety setup. Every Brennan Roofing Co Fresno job gets a written price on paper before any work starts, and that number does not move at the door. The 365-Day Done Right Promise covers the flashing work in writing for one full year, and if it fails during that period, we come back at no charge.
DIY or Call Us?
A homeowner can do the detective work safely: look for the signs listed above, check the stain location, note which side of the roof it’s on. That’s useful information for us over the phone. What a homeowner should not do is climb up and try to peel shingles around a chimney or wall line. Working a steep-pitched roof with a hammer and a pry bar while leaning over a flashing seam is how people end up in the ER. And if you reseal a cracked collar without addressing the flashing underneath that’s already lifted, you’ve bought yourself a season, not a repair. The GAF collar will just crack again.
If you can see the flashing from the ground and it looks rusted through or lifted, give us a call at (559) 785-2160. We’ll send a background-checked, uniformed technician to inspect it, and the quote comes to you on paper before anything gets taken apart. No deposit games, no price change when the crew arrives.
FAQs
GAF flashing installed correctly in the Fresno climate typically lasts 15 to 20 years, though pipe boot collars and south-facing step flashing can show failure sooner due to UV exposure and heat-driven expansion cycles.
If your flashing is approaching that age and you’re seeing any of the warning signs listed above, schedule an inspection before it opens up into a decking repair. Call (559) 785-2160 for a free estimate.
Small cracks or lifted seams in flashing can sometimes be sealed as a temporary repair, but any flashing that is rusted through, torn, or improperly lapped needs to be replaced to stop the leak for good.
A tar smear or a bead of sealant might last a season, but on a roof that sees 100-degree summers, the expansion will reopen it. We price replacement honestly so you’re not paying for a patch that buys you six months. Call (559) 785-2160 and we’ll tell you which one you’re looking at.
A standard pipe boot or small step flashing replacement in Fresno takes two to four hours on site for a typical single-story roof.
Chimney or valley flashing that requires more tear-out and re-lay can run a full day. We’ll give you a completion window in writing before work starts, and the crew does not leave until the repair area is water-tested and the job site is clean.
Yes, our trucks carry GAF-compatible flashing profiles for the most common Fresno applications, including pipe boots, step flashing, and valley flashing, and we source OEM GAF pieces from local supply houses same-day when we need a specific size.
We also stock compatible flashing profiles from Owens Corning and CertainTeed, which gives us flexibility when an original profile has been discontinued or a different metal makes more sense for the application. Call (559) 785-2160 and tell us what you’re seeing; we’ll confirm what we’re bringing before the truck rolls.
