Owens Corning Underlayment & Deck Repair: The Fresno Owner’s Guide

Owens Corning underlayment and roof deck repair in Fresno typically runs $850 – $2,400 installed, depending on how many sheets of decking have rotted and how much underlayment needs replacement. Most Fresno homeowners discover the problem after a leak shows up on the ceiling, or when a roofer peels back old shingles and finds the deck boards underneath have turned soft. We stock Owens Corning-compatible underlayment on our trucks, and we can match the decking to your existing roof so the repair doesn’t look like a patch job.

Here’s the reality in Fresno: our summers run 100-plus for weeks at a time, and that heat cooks underlayment from above while attic moisture works it from below. By the time a homeowner sees water stains inside, the decking underneath has usually been failing for months. Travis Oakley has seen this pattern on hundreds of Valley roofs, especially on older Tower District homes where the original decking was never designed for modern Owens Corning systems.

Which Owens Corning Models This Applies To

Owens Corning makes several underlayment products, and the failure we see most often in Fresno is with older felt-based underlayment that’s been under shingles for 15 to 20 years. The current Owens Corning lineup includes Deck Defense synthetic underlayment, ProArmor synthetic underlayment, and RhinoRoof U20 and U40 synthetic underlayment. If your roof was installed before about 2015, it’s likely sitting on either 15-pound or 30-pound felt, not synthetic.

Here’s the compatibility gotcha most homeowners don’t know: if your Owens Corning shingle warranty is still active and you replace the underlayment with a non-Owens Corning product, you can void the shingle warranty. Owens Corning’s system warranty covers shingles, underlayment, and in some cases decking, but only when the components are from their approved list. We install Owens Corning underlayment when the homeowner’s warranty is still in effect, and we’ll tell you plainly when it makes more sense to use a quality aftermarket synthetic instead. The performance difference is minimal on a properly vented roof; the warranty difference is not.

For decking, Owens Corning doesn’t manufacture roof deck boards themselves. The decking is typically CDX plywood or OSB, and the key is matching the thickness to what’s already up there. In Fresno, most homes built since the 1980s have 7/16-inch OSB or 1/2-inch CDX plywood. Older homes in the Tower District and Fresno High area often have 1×6 tongue-and-groove boards, which means a repair has to pre-plan for board thickness before we order material.

Signs Your Owens Corning Underlayment & Deck Repair Is Failing

  • Water stains on the ceiling after a rain. This is the one homeowners catch first. The stain might be small, but it means water has already passed through the shingles, the underlayment, and the decking. By the time you see it, the deck underneath is wet and likely starting to rot.
  • Sagging between the rafters when you look at the roof from the street. Rotted decking loses its stiffness. A roof that looks wavy or has a soft dip between rafters usually means the OSB or plywood is water-damaged underneath. This is common on Fresno homes where ridge vents weren’t installed to code decades ago.
  • Shingles lifting or blowing off along the eaves. Underlayment is the secondary water barrier, but it also anchors the first course of shingles. When the underlayment at the eave edge degrades, shingles lose their grip on the drip edge. In the Valley’s spring wind events, that’s where roofs start to peel.
  • Granules in the gutters plus a musty smell in the attic. Granules in the gutter tell you the shingles are at the end of their life. A musty attic smell tells you moisture is getting trapped somewhere. Together, they’re a strong signal that both the shingles and the underlayment below them have failed.
  • A spongy feel when walking on the roof. If you’ve been up there clearing leaves or checking a vent and the roof felt soft underfoot, that’s rotting decking. Do not keep walking on it. A soft deck can give way, and a fall through a roof is a serious injury, not a DIY repair.

Replacement Cost & What’s Included

For a typical Fresno repair, here’s what you can expect to pay:

  • Underlayment replacement only (single section, shingles still salvageable): $850 – $1,400. This covers tear-off of the affected area, new Owens Corning or equivalent synthetic underlayment, and re-fasting of the existing shingles where possible.
  • Decking repair (replace 1 – 4 sheets of OSB or plywood): $950 – $1,800. The range depends on whether the rotted section is easy to access or requires removing a valley, a skylight curb, or a chimney flashing first.
  • Decking + underlayment replacement in a larger section (5 – 10 sheets): $1,600 – $2,400. At this point, we’re often pulling back more shingles than we keep, and we’ll walk you through whether a partial re-roof makes more sense.

Every price goes in writing before any work starts. That’s The Garrison Standard, and it means the number on the estimate is the number you pay, not a starting point. The same goes for our 365-Day Done Right Promise: if the repair fails within a year, we come back and fix it at no charge. In writing.

DIY or Call Us?

There’s a safe middle ground here. You can check your attic for water stains on the rafters, look for daylight coming through the deck boards, and take photos of any ceiling stains to track whether they’re growing after each rain. Tell me what you’re seeing and I’ll tell you what it actually means. That’s what we do on the phone before we ever schedule a visit.

What we don’t recommend is getting on your roof to peel back shingles yourself. If the decking is rotted, you’re standing on a structure that can fail. And once you pull shingles and peel back underlayment, you’ve broken the waterproof seal of the roof. Rain in Fresno doesn’t wait for a convenient weekend. A partial repair done wrong is worse than no repair at all, because it lets water into a roof that was previously keeping it out. Call (559) 785-2160 and we’ll send a background-checked, uniformed technician to look at it properly.
