IKO Flashing Replacement: The Fresno Owner’s Guide
IKO flashing replacement in Fresno typically runs $320 to $680 installed, depending on how much of the flashing run has failed and whether decking underneath needs repair. We stock IKO-compatible flashing on our trucks, so most jobs are done in a single visit. Homeowners usually find us after noticing water staining on ceilings below a wall intersection, or when granules from shingles start collecting in gutters near a chimney or sidewall.
Flashing is the metal or membrane barrier where your roof meets something vertical – a chimney, a wall, a vent pipe, a skylight. When it fails on an IKO roof, water gets behind it and into places you won’t see until the damage is already done. If you’re seeing any of the symptoms below, call us at (559) 785-2160 and describe what you’re looking at. Tell me what you’re seeing and I’ll tell you what it actually means.
Which IKO Models This Applies To
IKO flashing replacement works across virtually every IKO asphalt shingle line, including the popular IKO Cambridge, IKO Dynasty, IKO Nordic, and IKO Royal Estate series. The flashing itself is not shingle-specific – it’s determined by the roof penetration type and the local code requirement – but the way it integrates with your shingle course matters. We match the flashing profile and step-flashing pattern to the shingle’s exposure and thickness so the seal stays tight.
If you’re not sure which IKO model is on your roof, check the shingle packaging from your original install, or look for the IKO logo on the underside of a loose shingle near the eave. Most Fresno homes built since 2005 used either Cambridge or Dynasty in the 30- or 50-year lines. We’ll verify in person during the estimate.
One compatibility gotcha: IKO’s Nordic line has a thicker profile than Cambridge or Dynasty, which means standard step flashing can sit proud if it was chased too tight. We’ve corrected that on older Tower District homes where the original flashing was sized for a thinner architectural shingle and the re-roof went on with a thicker one.

Signs Your IKO Flashing Replacement Is Failing
Flashing rarely fails all at once. It tears, corrodes, or loses its seal over time, and the symptoms show up before the structure damage does.
- Water stains on ceilings or walls near a chimney, skylight, or roof-to-wall joint. Water travels along rafters and trusses, so the stain may appear several feet from the actual leak point. Flashing is almost always the first suspect.
- Lifted, curled, or separated flashing metal. In Fresno’s summer heat, expansion and contraction repeatedly flexes aluminum flashing. Over a decade of 100-plus-degree afternoons, the metal can pull away from the sealant bead.
- Loose or missing step flashing tabs. Step flashing is installed in overlapping pieces beneath each shingle course. If a storm or aging nails loosened those pieces, water can walk right under the shingle edge.
- Rust or corrosion on galvanized flashing. Older IKO roofs in the Valley may have galvanized steel flashing rather than aluminum. Once the zinc coating wears through, rust perforates the metal and creates direct water paths.
- Granules from shingles collecting near the flashing line. If shingles are shedding granules along a wall or chimney, the shingle edge may be lifting and exposing the flashing beneath. That’s a flashing and shingle repair in one.

AfterReplacement Cost & What’s Included
Our installed IKO flashing replacement in Fresno runs from $320 to $680 for a typical single penetration (chimney base, sidewall run, or vent stack set). For multiple failed penetrations or a full rake-to-wall run, expect $700 to $1,200. The range comes down to three things: how much flashing material needs replacing, whether we find rot under the flashing, and roof pitch – steep roofs take more setup and time.
| Job Scope | Typical Installed Price |
|---|---|
| Single vent pipe flashing (IKO-compatible aluminum) | $320 – $420 |
| Step flashing replacement along one sidewall (up to 20 ft) | $400 – $580 |
| Chimney flashing full replacement (base, counter, cap) | $500 – $680 |
| Two or more penetrations, same visit | $650 – $1,200 |
Every quote is a written, line-item price before any work starts. You’ll see the part cost, the labor cost, and any decking repair we find during inspection. That number does not move at the door – that’s the Garrison Standard. Work is backed by our 365-Day Done Right Promise: in writing, for one full year, and we come back for free if it fails.
DIY or Call Us?
You can check the flashing yourself from the ground with binoculars: look for lifted metal, missing step flashing tabs, or cracked sealant around the chimney base. If you own a ladder and can safely reach the eave, you might spot how flashing interfaces with the shingle course. That’s where inspection ends.
Replacing flashing means lifting shingle courses, cutting and bending metal to fit, and re-nailing in exactly the right pattern. On a hot Fresno afternoon, shingles get soft enough to tear if you don’t know how to lift them. If you’ll be on a ladder or on the roof working with metal edges and hot shingles, we recommend a trained professional – not because we want the job, but because a misstep up there becomes a hospital visit. Call us at (559) 785-2160 and describe what you saw. We’ll give you a straight read on whether it’s a five-minute fix or a proper flashing replacement.
FAQs
Expected service life is 15 to 25 years, but Fresno’s temperature swings mean aluminum flashing often fails earlier than the shingles it protects. UV exposure and thermal expansion are the two big killers, not rain. If your roof is 15-plus years old and flashing was never inspected, it’s worth a look.
Small sealant failures around a chimney can sometimes be re-caulked, and that’s a legitimate fix we’ll recommend when it’s honest. But torn, corroded, or unseated flashing gets replaced – patching buys you a season, not a fix. We’ll tell you which one you have after we see it. Call (559) 785-2160 and we’ll set a time.
Most single-penetration flashing replacements take 2 to 3 hours on site. A full chimney flashing set or a long sidewall run can take half a day. We’ll give you a written estimate with the timeline before we touch the roof.
We stock IKO-compatible flashing, vent collars, step flashing, and sealants on our trucks for the most common IKO models in Fresno. For unusual roof profiles or rare penetrations, we’ll source the specific part before your appointment. In most cases, the necessary parts are already on the truck when we arrive.
