Tamko Flashing Replacement: The Fresno Owner’s Guide

Tamko flashing replacement in Fresno typically runs $285 to $640 installed, and we stock Tamko-compatible flashing profiles on our trucks for most single-family homes. Flashing is the bent metal (usually galvanized steel or aluminum) that seals the joints where your roof meets a wall, chimney, skylight, or valley. When it fails, water finds the gap, and Fresno homeowners usually discover the problem as a brown ceiling stain after the first heavy rain in November.

Most people don’t notice flashing until it has already failed. The metal itself can last 20 to 30 years, but the sealant around it, the fasteners holding it, and the UV exposure from 270-plus Fresno sun days a year all wear it down faster. If you’re seeing water where it shouldn’t be, or if a roofer pointed at a rusted strip of metal and said “that’s your leak,” this page tells you exactly what the fix costs, what’s involved, and what to ask before anyone touches your roof.

Which Tamko Models This Applies To

This applies to any Fresno home with a Tamko asphalt shingle roof, regardless of shingle line: Heritage, Heritage Vintage, Elite Glass-Seal, or the Twinflow laminate series. Flashing isn’t a shingle product per se. It’s the transition metal installed where the roof plane changes direction or terminates into something vertical: chimneys, dormers, sidewalls, skylights, and pipe penetrations. Tamko roof systems use standard residential flashing details per the shingle manufacturer’s installation instructions, which means the flashing itself is usually a 26-gauge galvanized or 24-gauge aluminum product, not a Tamko-branded part.

What matters is the profile: step flashing comes in 5-inch by 7-inch and 5-inch by 10-inch pieces bent at 90 degrees. Valley flashing comes in 8-inch or 10-inch widths. We match the existing profile on site so the repair integrates with what’s already there. If your roofer used a thin 30-gauge product the first time around, that’s often why it failed early. In Fresno’s summer, roof surface temperatures can hit 160 degrees, and thin metal expands and contracts every single day. Over a decade, that’s thousands of thermal cycles working against the fasteners and sealant.

Signs Your Tamko Flashing Replacement Is Failing

  • Ceiling stains below a wall intersection. Water running behind failed step flashing travels down the wall framing and shows up on the ceiling below, often several feet away from the actual leak. We trace the stain, not the roof surface.
  • Visible rust or corrosion on exposed flashing. Galvanized flashing eventually loses its zinc coating. Once rust sets in, pinholes follow within one or two seasons. In Fresno, that rust line is most common at the base of chimneys and at roof-to-wall joints where the flashing gets the most direct afternoon sun.
  • Lifted or curling counterflashing. If the metal is pulling away from a wall or chimney mortar, water gets behind it. This happens when the original fasteners fail or the sealant dries out and cracks.
  • Damp insulation in the attic near a roof wall transition. This is the same leak as the ceiling stain but caught earlier. During a repair, we see this most often on homes built in the 1980s and 1990s where original flashing was nailed through the shingle face rather than stepped correctly.
  • Grit or granules washing down the downspout after rain. That signals shingle wear, but if it’s combined with damp spots near a chimney or wall, the flashing joint is usually part of the story, not the shingles themselves.

Replacement Cost & What’s Included

In Fresno, expect to pay $285 to $640 for a typical Tamko flashing replacement on a single penetration or roof-to-wall section. That’s installed, with parts, labor, fasteners, sealant, and cleanup. Every job starts with a written price. You get the number on paper before any work begins, and it doesn’t move at the door.

Scope Typical Installed Price
Single pipe boot or small vent flashing $285 – $395
Roof-to-wall step flashing (linear run up to 10 ft) $395 – $640
Chimney base flashing with counterflashing $520 – $890
Full valley flashing replacement $610 – $1,150

What drives the range: how much old flashing has to be pulled, how many shingle courses need to be lifted to re-step the flashing correctly, and whether the decking underneath has already started to rot. We use 26-gauge galvanized steel or 24-gauge aluminum that matches the existing profile. All work is backed by the 365-Day Done Right Promise. If a repair fails within a year, we come back free and make it right. That’s in writing.

DIY or Call Us?

You can safely check for loose nails, visible rust, or lifted metal from the ground with binoculars. You can also watch for water stains inside. What you shouldn’t do is get on a roof to replace flashing yourself. Flashing replacement means lifting shingle courses, working against a wall or chimney, and sealing the joint with the right sealant in the right order. Get it wrong and the leak comes back, often worse, because water now has a fresh path behind the shingle course.

The labor on this type of repair also requires knowing how the roof was originally layered. A home in the Tower District with a wood deck and a 4-in-12 pitch is a different job than a Clovis tract home with OSB decking and a steeper slope. Travis Oakley’s background is in exactly this kind of repair. Tell me what you’re seeing and I’ll tell you what it actually means. Call (559) 785-2160 and a live person answers.
