CertainTeed Underlayment & Deck Repair: The Fresno Owner’s Guide
Underlayment and deck repair on a Fresno home with CertainTeed materials typically runs $850 to $2,400 installed, depending on how many sheets of decking have rotted and how much underlayment has to come up. We stock CertainTeed-compatible underlayment and CDX plywood or OSB decking on our trucks, so most repairs happen the same day we diagnose the problem. Homeowners usually find out this part has failed one of three ways: a leak shows up on the ceiling, a roof inspection flags soft decking, or a roofer palps the roof and says the underlayment is shot while everything above it still looks fine.
Tell me what you’re seeing and I’ll tell you what it actually means. That’s how Travis Oakley starts most conversations about underlayment and decking, because what’s happening under the shingles is invisible until somebody who knows what they’re looking at gets on the roof or in the attic. On a hot Fresno afternoon, the underside of a roof deck can cook at 140 degrees. Old underlayment dries out, turns brittle, and stops doing its job. That’s the failure most owners never see coming.
Which CertainTeed Models This Applies To
This applies to any Fresno home running CertainTeed shingles over the deck: XT 25, Landmark, Landmark Pro, Presidential Shake, Highland Slate, Carriage House, and the newer Belmont and Grand Manor lines. The deck and underlayment under any of these are the same animal, and the repair approach does not change much from model to model. What matters is the underlayment type. CertainTeed roofs in the Fresno market are most commonly paired with RoofRunner, DiamondDeck, or WinterGuard. RoofRunner is a synthetic underlayment with a slip-resistant surface. DiamondDeck is the heavier synthetic with a high-temperature rating. WinterGuard is the self-adhered ice and water shield we see most often in valley eaves and around penetrations.
We are an independent service provider, not affiliated with CertainTeed. We install their materials and match repairs to their specs, but we also stock equivalent products from GAF and Owens Corning when the situation calls for it. The OEM-versus-aftermarket question is simpler than most roofers make it sound. For underlayment, a synthetic equivalent that meets ASTM D226 Type II or better will perform as well as the CertainTeed-branded roll in Fresno’s climate. For decking, there is no such thing as an aftermarket sheet. Plywood is plywood. We use CDX plywood or OSB rated for roof decking, nailed or screwed to code, and we always match the existing deck thickness, which on most Fresno homes is 1/2 inch, though older Tower District houses often have 3/8 inch or 1×6 plank decking that requires a different approach.

Signs Your CertainTeed Underlayment & Deck Repair Is Failing
- Water staining on ceilings or attic joists. This is the classic sign the underlayment has a breach somewhere above, even if the shingles look fine from the ground. Water travels, so the stain is often several feet from the actual failure point. It does not take a big hole to let water through, just a torn section of underlayment under a lifted shingle.
- Spongy or soft spots when walking the roof. If a roofer says a section of your roof feels soft under foot, the decking underneath has absorbed moisture and begun to delaminate or rot. On valley heat days, that rot accelerates fast. Decking that was damp in April is crumbly by August.
- Granule loss collecting in gutters. CertainTeed shingles shed granules as they age, and those granules end up in the gutters. But if you’re seeing granules plus small pieces of underlayment or wood fiber, the deck below is breaking down and washing out. That’s more than normal wear.
- Visible daylight in the attic. Go into the attic on a bright afternoon and look up. If you can see pinholes of light through the decking, the underlayment is gone in those spots and the deck is compromised. You should never see daylight through a roof deck that has underlayment intact.
- Curling or lifting shingle edges near eaves and valleys. In Fresno, the dry heat makes old underlayment pull away from the deck at the eaves first. When the underlayment lets go, the shingles above it lose their anchor. You’ll see the shingle edges start to lift even though there’s no wind damage.

AfterReplacement Cost & What’s Included
In Fresno, expect to pay between $850 and $1,400 for underlayment replacement on a small to mid-size roof section, and $1,500 to $2,400 when the job includes replacing one to three sheets of rotted decking. The range depends on the size of the affected area, the slope of the roof, whether we’re working around a valley or penetration, and how much decking has to come out. Steep roofs and two-story sections run higher because of the labor and safety setup involved.
Every repair begins the same way at Brennan Roofing Co Fresno: a written price before any work starts. The price on the paper is the price, period. It does not move at the door. That written quote includes the underlayment, the replacement decking if needed, the nails and fasteners, the labor, the cleanup, and a full-year written guarantee through our 365-Day Done Right Promise. If the repair fails within that year, we come back at no charge and make it right. That’s the standard we work under, and it’s the same on a $900 underlayment patch as it is on a full roof replacement.
DIY or Call Us?
There’s a safe middle ground here. An owner can absolutely go into the attic and look for water stains, daylight pinholes, or damp insulation. You can safely check your gutters for granule and fiber buildup. You can note whether shingle edges are curling at the eaves. What you should not do is get on a roof and start peeling back shingles to look for failed underlayment. Roofing is a fall hazard, and pulling shingles without knowing how to reseal them properly just creates a new leak. High-slope Fresno roofs are genuinely dangerous without the right gear and the right experience.
If you suspect underlayment or deck failure, the smart move is a roof inspection. We’ll walk the roof, identify exactly what’s failed, and give you a written price for the fix. If it turns out the underlayment is tired but not yet failed, we’ll tell you that too and give you a straight answer about how much time you likely have. Call (559) 785-2160 and we’ll get a technician out in a uniform, with a background check on file, and a written price in your hand before any work begins.
FAQs
Synthetic underlayment like RoofRunner typically lasts 15 to 25 years under Fresno’s sun and heat, but the failure point on valley roofs is usually the decking underneath, not the underlayment itself. When decking rots from old leaks or trapped moisture, the underlayment fails with it. A roof that’s 20 years old in Fresno has often baked through its functional lifespan, and the underlayment is the first thing to go brittle and tear. If you’re at or past 15 years on the current roof, an inspection is the cheapest way to know where you stand. Call (559) 785-2160 and we’ll take a look.
Underlayment can be sectionally repaired, and we do partial repairs regularly. The question is whether the failure is isolated or systemic. A torn section around a vent or pipe boot is a $300 to $600 fix. Underlayment that’s brittle and cracked across the entire roof can’t be patched effectively; you’d be chasing leaks one section at a time. We’ll tell you which situation you’re in after a quick walk, and the written quote will show exactly what we’re replacing and why. Estimates are free, and the price goes on paper before any work starts.
Most single-section repairs in Fresno take one day from setup to cleanup, including any decking replacement. The job is done the same day we start, and your property is left the way we found it, nails and all. Larger repairs that involve multiple roof faces or significant decking replacement can run two days, but you’ll know the schedule before we start, and it’s part of the written agreement. Call (559) 785-2160 for a specific timeline on your roof.
We keep CertainTeed-compatible underlayment and CDX plywood decking on our trucks, so most repairs don’t wait on parts. That includes synthetic underlayment rated for the Fresno heat, plus self-adhered ice and water shield for eaves and valleys. If your roof has a specification that needs a specific CertainTeed product, we can typically source it within a day or two from our local distributor. For the vast majority of underlayment and deck work, the truck is already carrying what the job needs the day we arrive.
